Maintenance is a critical investment. It plays a key role in the life expectancy of your roof and in your annual repair costs — and it is the one thing a warranty does not cover.
Warranties insure the cost of damages for a period of time, but they do not come with a maintenance program. A program extends a roof’s life cycle — and the benefit becomes obvious once the warranty ends and you must cover damages yourself. If you buy a car with a warranty you still change the oil; a roof should be maintained the same way.
Maintenance also reduces annual repair costs. The damages of most concern aren’t on the roof — they’re to the building interior and structure. The building envelope is its first defence; if it’s compromised, drywall, electrical and flooring are all put at risk. Unplugging a clogged drain is inexpensive; repairing brick and mortar after water wasn’t drained properly is not.
What a maintenance program covers
A typical Anax maintenance visit includes:
- Seal storm collars on cones
- Install missing cone caps
- Fill mastic pans
- Refasten loose sheet-metal flashings
- Seal joints in sheet-metal flashings
- Seal HVAC units and related duct work
- Clean out all drain strainers
- Replace missing drain strainers
- Repair ridged and blistered roof membranes
- Cover bare roof membranes
- Remove and dispose of all debris on the roof area
Repairs treated as emergencies
Maintenance extends a roof’s life cycle, but all roofs eventually break down — it is inevitable you’ll need a repair before a replacement. Because roof damage risks the integrity of the entire building, we take it seriously and treat every repair call as an emergency repair.
